We ask, we don't tell
"How am I supposed to pay that for this property?" "What would it take to get this done?" Good questions put the problem back on the seller's agent to solve.
We name the pressure
"It seems like the vendor needs a clean settlement." Say it out loud and the other side tells us what they will really trade.
We work from the "no"
A "no" is where a negotiation starts. We find out what they can't do, then build the deal around what they can.
We know when to shut up
Silence is a tool. So is price, and so are terms: deposit, settlement, conditions and inclusions. We use all of them.

We waive the balance and refund your retainer. Our entire fee is on the line on every full-service purchase, so you can judge us on the result.
Start with a small retainer
It forms part of your total fee. It is not an extra charge.
Know how your saving is measured
We assess the result against your agreed budget, the property's comparable-sales value and the seller's asking price.
We secure it, then we check
If the saving against at least one measure covers our total fee, the target is met. If not, we waive the balance and refund your retainer.
Full-service purchases only. The guarantee is assessed when the purchase goes unconditional. Third-party costs such as legal fees, inspections and reports are excluded. Your signed agreement sets out the full terms. Your fee is confirmed in writing before you start.
